the next round of work will require a building permit.  the building permit requires a survey of the property. 

there's only one outfit around that will knowingly take on survey work in the Grove, so I called them yesterday afternoon for an estimate of cost and timing to come out and prepare one.  they were to call back later afternoon or some time today, but didn't.  with any luck they will check in Monday.
